What is an Exclusive Buyer's Agent?

Exclusive buyer’s agents represent the buyer’s 100% of the time.  The agents and the agency they work for do not represent the seller’s interests. The exclusive buyer’s agent is obligated to obtain the best price and terms on behalf of the buyer.

What Other Types of Real Estate Agents Are There?

Seller's Agent Working for a Listing Agency - The seller’s agent lists properties for sale and is obligated to represent the seller's interests. The seller’s agent is obligated to obtain the best price and terms on behalf of the seller.  The seller’s agents are responsible for marketing the seller’s property to attract interest from buyers.

Buyer's Agent Working for a Listing Agency - This type of buyer’s agent works for a listing agency that represents the seller’s best interests. The listing agency advertises the firms’ listings to attract buyers to their listings. The listing agency has an obligation to the seller to market their listings to prospective buyers. A buyer’s agent working for a listing agency cannot represent you as an exclusive buyer’s agent if you wish to view any property listed with their agency.

Dual Agent working for a Listing Agency - Dual agency occurs when agents working for the same firm represent both the buyer and the seller in the same transaction. There is a tremendous amount of risk to both the buyer’s and the seller’s best interests in a dual agency transaction. Buyers should make every effort to avoid dual agency.
